Frontier Cerrado Land for Sale
AgBrazil does not broker property sales
in Brazil. We assist and guide client purchases through government
licensed brokers who are rigorously screened for their integrity,
knowledge, and experience. We urge great caution when buying Brazilian
frontier land. Everybody is selling land--business people, local
farmers, farmers from the US and other countries, and many unlicensed
Brazilian and foreign individuals. Buyers' interests are not the
primary concern of intermediaries, but they are the only concern
of AgBrazil. Land can be and OFTEN is misrepresented
in many ways. In brief: Buyer Beware!
AgBrazil maintains contact with brokers and others with listings
of land for sale in Western Bahia and Roraima. Though we specialize
in assisting client land purchases in these areas, we also track
property throughout the cerrados.
Over
the past three to four years, there has been rapid per sack price
appreciation of prime rainfed land in Western Bahia.
The price rise has been largely driven by the explosive growth of
cotton production in the region. So long as cotton is profitable,
it seems likely that prices for prime rainfed land will continue
to rise. Per sack prices of virgin land suitable for irrigation
have remained relatively stable over time. There are millions of
hectares of this type of land and little demand given the large
up-front investment required.
More
recently, land prices have jumped as a result of the sharp rise
in international soybean prices. Productive crop land in Western
Bahia is typically priced in "sacks of soybeans per hectare"
(see Cerrado Land Prices). Soybean
prices have more than doubled and consequently so have land prices
even though the asking price in terms of the number of sacks of
soybeans may not have changed.
Brokers we work with have dozens of farm listings
ranging in price of about 10 sacks of soybeans/ha to farms with
asking prices as high as 300 sacks of soybeans/ha. These are asking
prices and not necessarily transaction prices. The low priced land
is virgin land located in dryer areas where irrigation is required,
while the highest priced land is prime rainfed land that has been
cultivated for several years under conditions of superior soil fertility
management. Most of the land in the prime rainfed area has been
opened and it is not common to find irrigated land on the market.
The highest priced land is now producing cotton or is land that
can be immediately planted to cotton. The size of farms on the market
ranges from around 1,000 ha to more than 120,000 ha. Most of the
largest farms are in virgin vegetation.
